  • Uneven temperatures room-to-room. Rockwool doesn’t settle the way fiberglass does, but if it was installed over an unsealed attic floor, conditioned air escapes around the edges and the insulation becomes a decorative layer. We see this constantly in Schertz’s 2015-2020 builds where the builder blew insulation before sealing top plates.
  • Black or gray staining on the batts. This is filtered dust, not mold. It means air is moving through the insulation, not across it. The batt is working as an air filter, which is not its job. In Schertz, we find this concentrated above hallway returns and around can-light penetrations.
  • Compression below 50% of original thickness. Rockwool batts are designed to spring back. If they’re permanently flattened, someone stored boxes up there, or a raccoon made a bed. Compressed Rockwool loses R-value proportionally. R-23 compressed to 3 inches performs closer to R-15.
  • Moisture on the kraft facing or deck staining above. Rockwool is hydrophobic and won’t hold water, but the facing can wick it.
